Since the larger 30A community is made up of several smaller beach towns, you’ll be able to have your pick—maybe you want a low-key beach with lots of natural features, like the shorefront at Deer Lake State Park, or perhaps you want to spend a day at a vibrant beach with lots of nearby shopping and eateries, such as Rosemary Beach or Alys Beach. Seacrest Beach is another great option when you’re looking for a bit of relaxation. Inlet Beach is an ideal area to rent a bicycle and cruise along the shore. Of course, just because you’re on a beach vacation for Halloween doesn’t mean you have to sacrifice any of those typical, cozy fall delights. Pay a visit to the 30A Farmers Market to get your fall fix—vendors will be selling fresh produce, along with seasonal produce like your classic orange pumpkins. You can even take one back to your vacation rental to carve and create a little Halloween atmosphere! Grab a pumpkin spice latte and browse the market—beyond fresh ingredients, you’ll find other items for sale, such as locally-made jewelry, organic skincare, candles, and more. You might even find some fall-themed gifts or décor to take back home once your Halloween beach vacation comes to an end. There are four multiple locations for the 30A Farmers Market—the Watersound Town Center, Grand Boulevard, Rosemary Beach, and Niceville at Palm Plaza. The Rosemary Beach location is on Sundays, while the others are on Saturdays, from 9 a.m. to 1 p.m.

Depending on which town you’re near, there are also community events such as trunk-or-treats, where you can bring the kiddos to collect goodies from the trunk of decorated cars.

Offering multiple balconies and decks, the owners of Pinner House understand that no matter how beautiful it is inside, it’s these exterior spaces that will be the major draw! Pull up the chairs on the balcony that overlooks the gulf waters, enjoying the sights and sounds of ocean life as you talk and laugh with your favorite traveling companions. Brightly colored striped cushions keep the wood chairs comfortable but on sunny days, conveniently placed chaises allow occupants to comfortably bask in the Florida sun. The private pool perched above the sea oats and sand of the beach is destined to be your favorite play spot and the attached spa adds romance to your getaway, especially when enjoyed with a glass of wine while the sun sets before you. 5 Beach cruiser bikes are provided for guests’ use and 2 beach chairs and an umbrella are also offered from March 1 through October 31.

One of the most colorful and popular communities along 30A is Seaside. A unique, cottage-filled community that offers an array of activities and private amenities for it’s owners and guests. When vacationing in Seaside, time stands still and cell phones are turned off to take advantage of the simple life culture this community has created. Seaside Swim and Tennis amenities include: three community pools, a fitness center, professional tennis center, a private beach, and miles of walking trails that weave in and out of the colorful residences.
There are three community pools throughout Seaside. The first and largest option is the Westside Pool that can be found at the corner of Odessa and Forest Street. The Westside Pool features a wading pool and offers food services during the summer months. Next, is family pool is situated between the playground and croquet courts. This pool is covered throughout the year and is open rain or shine. The final pool is found at the end of Forest street on the east-side of town. This pool is for adults only (16 years of age or older) that are looking for the perfect spot to relax under the sun. Additionally, all three pools can be heated (subject to change based on temperatures and demand) and offer towel service.
The fitness center is situated within steps of the covered pool and croquet courts. You will find aerobic machines, weight machines and free weights for your workout. The fitness center is open 7 days a week from 6am until 6pm. To find out more information, please call (850) 231-2285
The tennis club features 5 Har Tru Hydro courts and 3 brand new pickle-ball courts. The pro shop offers the latest fashion from clothes, footwear, to equipment rentals. Both tennis and pickle-ball courts are open from 8am to dusk (weather permitting). For use of the courts or private lessons, reservations are required and can be made by calling (850) 231-2214.
Furthermore, Seaside has 9 uniquely designed pavilions that serve as access to the private beach and a great landing spot to relax and gather with your friends and family. Each pavilion has it’s own gate code that is only shared with owner’s and guests renting homes in the community. The pavilions from East to West are: Tupelo, Savannah, East Ruskin, Seaside, Coleman, West Ruskin, Pensacola, Odessa, and Natchez.

The Silver Sand Dollar recently joined our portfolio this summer and is now accepting Fall reservations. Positioned in the Lake District of Watercolor, you will enjoy scenic views of the beautiful nature preserve throughout your stay.
This residence, located at 88 Bluejack Street, offers spacious porches and balconies throughout the home to relax and renew during your vacation. You will be greeted with an open floor plan when your enter the home. The living room flows nicely into the dining and kitchen space so all will feel connected but can have plenty of room. The screened-in porch on the back of the home is a great spot for al-fresco dining morning and evening. There is a queen bedroom on the first floor.
The second floor is where you will find the remaining guest bedrooms and sleeping spaces; two master bedrooms, a bunk room, and a space with a queen bed. There are balconies on the front and back of the home offering unique views of the nature preserve. One of our favorite features of this home is the bed swing on the screened-in second floor balcony – it is the absolute best spot to nap, listen to a storm roll in, or read a good mystery-thriller book. Additionally, this home offers a golf cart that makes zipping around Watercolor a breeze!

Fall might be our favorite season here on 30A. The sunsets are incredible, the weather cools down, and of course, all of the events! Below are some of our favorite fall events on 30A – we hope to see you there!
The first event this fall is the Harvest Wine & Food Festival in Watercolor. This spectacular event is back for it’s sixth season and better than ever. Enjoy four days of sampling some of the world’s most premier wine and culinary throughout private residences and stations throughout Watercolor. The next fall event on 30A is the MountainFilm on Tour 2022. The 22nd annual MountainFilm tour will be returning to Watercolor this November 4th and 5th. The gates open at 5:45PM and the films begin at 7PM at Marina Park Amphitheater during this two night outdoor film festival. Since 1999, MountainFilm has been traveling throughout to share the year’s most inspiring short films that dive into different cultures, explore the environment, social justice, and other important topics. The third fall event on 30A that we are excited for is the Seeing Red Wine Festival in Seaside. This nationally recognized wine event is celebrating it’s 30th year and is expected to be the best year yet. Starting on November 10th, VIP ticket holders will experience an evening of an impressive wine selection and dinner at Bud and Alley’s. On Friday 11th, there will be an Al Fresco Wine Tasting on Lyceum Lane from 6-8:30PM. Saturday the 12th is the Grand Tasting which is held from 1:00 – 4:00PM and Sunday the 13th is the Celebration of Bubbles that is held from 10:00AM – 1:00PM. Watercolor pools and amenities are some of the very best found along 30A! This master planned community offers state of the art tennis courts, a fitness center, several neighborhood pools featuring Camp Watercolor, and the iconic gulf front Beach Club. When vacationing in Watercolor, guests are provided access via wristband to these wonderful amenities and the private beach. Please note the fitness center and tennis courts are pay per use facilities.
The Watercolor Beach Club is a beach front oasis that has luxurious and family orientated amenities that are a step above any other community. To start, the club features 3 spacious pools of your choosing with plenty of room to lounge around on the upper and lower decks. Next, you can indulge in quick eats and beachside drinks from the Watercolor Grill, Beach Cow or Tiki Bar. Typically you will find the pools heated in the winter; however, it is dependent on the weather and temperatures as to when and how long each pool may be heated. The Beach Club is open from 9am to 7pm (hours of operations are subject to change due to weather and seasonality). Golf cart, bicycle and ADA parking is available to the left of the entrance of the club. There is a trolley service that will operates during peak season. The community courtesy trolley number is (850) 420-4650.
Next is Camp Watercolor, a dream spot for kiddos and adult let’s be honest. Camp Watercolor features two generous pools -each with slides, and a lazy river with a zero entry. There are life guards on duty during hours of operations. The Canteen Restaurant & Bar provide great snacks and treats that you can walk-up and order or use the self-ordering kiosk. Located outside of the camp is a basketball court and playground. Camp Watercolor pools may be heated when the winter months approach but there is no definitive date. The camp is open daily from 10AM to 7pm (hours of operations are subject to change due to weather and seasonality). There are a limited number of parking spots for golf carts and vehicles at the Camp and around Spartina Circle. Bicycle racks are available. The trolly service provides transportation to Camp Watercolor as well.
Additionally, there are three neighborhood pools found in the different districts of the community. The first is the Marina Pool found in the Park District and has Western Lake as a beautiful backdrop. This pool is located near the Watercolor Lakehouse and Boathouse where kayak and bike rentals are available. The second pool is the Sandhill “Frog” Pool located in the beautiful Lake District. This fun-filled pool features frogs as fountains for the kids to play in and has plenty of loungers to relax in the sun or shade. The third pool is the Dragonfly Pool found in the Crossings District by Publix. This pool offers quiet, ample space for families to enjoy a day in the water with a grilling station if you get hungry. These pools open daily from 8am until dusk.
Watercolor offers five Har-Tru HydroCourt clay courts and two hard-surface pickle ball courts that are centrally located on Western Lake Drive. These courts are pay per use. The pro shop offers tennis gear and light snacks and refreshments. Private lessons, clinics and more are held throughout the year.
